Register your interest
Reserve your chosen villa with a $6,000 registration of interest. Your reservation secures the property and contracts are issued on receipt.

Appoint your solicitor
We encourage every buyer to be independently represented. Our reservation process asks for your solicitor's details from day one, and your surveyor is welcome to survey the plot boundaries before conveyance.

Exchange contracts
Exchange takes place within 45 days of reservation. At exchange, the total paid — including your reservation — reaches 30% of the purchase price.

Staged payments through the build
The balance is paid in monthly stage payments of 2% of the purchase price across the 15-month build programme, aligned to construction milestones. If milestones move, payment dates move with them — and you are notified in advance.

Completion & conveyance
On completion you receive freehold title — land and home — free and clear of encumbrances, with executed transfer documents and our full cooperation registering your Deed of Conveyance with the Sierra Leone authorities.

Is the title freehold?+
Yes. You purchase the freehold parcel of land together with the dwelling-house constructed on it, delivered free and clear of any liens, charges or third-party rights.
Can I use my own solicitor and surveyor?+
Absolutely — we expect it. Independent representation is built into our reservation paperwork, and your surveyor may survey the boundaries before conveyance.
Are mortgage or payment plans available?+
Mortgage options are available, and our staged payment structure spreads the balance interest-free across the build programme. Talk to us about what works for you.
What if construction is delayed?+
In the event of delays beyond our control, stage payment dates are adjusted to align with revised construction milestones, and clients are notified of any changes in advance.
Who pays taxes and registration costs?+
As is standard in Sierra Leone, the buyer is responsible for capital gains/goods and services taxes due to the National Revenue Authority, land tax, stamp duty and title registration costs. We set this out plainly before you commit.
